Contract crews for offices, end-of-tenancy work and weekly homes. Published rates, the same two people each visit, and a written finish standard for every surface we touch.
From £19.50 per hour per cleaner · no minimum contract · cancel with 30 days
A pass does not remove an amount of soil. It removes a fraction of what is still there — so what is left after n passes is r = (1 − k)ⁿ, and k belongs to the surface. Scroll is the pass count. Every plate below is given the same six passes.
A squeegee leaves nothing behind to re-wet, so almost all of what is there goes on the first draw.
Emulsion holds soil in the texture. A cloth reaches the peaks first and the pits last.
A rotary head lifts soil into the solution, and whatever is not extracted goes back down.
Grout is porous and sits below the tile face. Most of a pass lands on the tile, not in the joint.
We do not wet-clean sealed limestone. Detergent strips the seal, so the work is refused and the surface is dry-dusted by the building.
Residual is the share of the original soil still on the surface. Our finish line is 0.05 — five per cent left. Sealed limestone never reaches it here because we do not wet-clean it: detergent strips the seal, so that job is refused and the plate rides the rack unchanged.
Evening crews from 18:00, or a daytime housekeeper on site. Desks, washrooms, kitchens, internal glazing and hard floors. Consumables restocked and logged.
Priced per visit, from £96 for up to 400 m².
Landlord and agent work to a written inventory standard, including appliances, inside cupboards and window interiors. Photographed at handover.
Fixed price by bedroom count, from £180.
The same two cleaners every visit, a key held under a signed agreement, and a standing list you can change by text before 09:00 on the day.
From £19.50 an hour, two hours minimum.
These are the rates we quote from. Grout, oven interiors and post-build work are timed because their removal rate is low — that is the argument the rack above is making.

Every extra wipe is worth less than the one before it. Here is what that costs a landlord who insists on a fifth.

Nine times out of ten the dispute is not about how clean the flat is. It is about nobody having written down what clean meant.

We will price it the same working day. If it is a surface we would refuse — sealed stone, untreated timber, anything under warranty — we will say so instead of quoting for it.
